Epoxy Flooring and Concrete Coatings in East Northport, New York
Garage, basement and shop floors in the hamlet that grew up around the railroad's Northport station, each slab tested and ground before any resin is mixed.
East Northport is an unincorporated hamlet in the Town of Huntington, and most of its floors are slabs under detached houses and their garages. One-unit detached houses make up 90.9 percent of its housing units in the American Community Survey's 2020-2024 estimates, in which 54.1 percent of the units predate 1960 and the median year built is 1959, against the Town's 1963. As a census designated place, East Northport is mapped for counting, not governing, and each estimate has a margin of error.
Its center is the north end of Larkfield Road, by the LIRR station that MTA's Northport station page lists on the Port Jefferson Branch; MTA's coordinates for the stop fall inside the hamlet by the Census geocoder. The Town's 2008 comprehensive plan update, which calls it East Northport Station, finds early-20th-century buildings of one and two stories there, street-level shops including a hardware store and a fitness club, auto service centers and gas stations on both sides of the tracks, and industrial uses along the line east of Larkfield Road.
For a floor, that means old house slabs, working floors near the tracks and a permit office that turns on the Village of Northport's line. National survey prices sit in our cost guide; Town-wide tables are on the Huntington floor coating data page.
Describe the East Northport floor (the room, its size, the house's age, what covers the concrete) and we will visit, test the slab and quote in writing.
East Northport's permit office, the Northport line and what the maps show
With no village government, the hamlet takes its building permits to Town Hall in Huntington, where the Town's Building & Housing page places the division that reviews plans and issues permits, in Room 115. The incorporated Village of Northport is a separate place: the Northport annex of the County's draft 2026 hazard plan says the Village issues permits through its own Village Building Department. Mailing names do not mark that line, and the Census geocoder puts Northport High School, on Laurel Hill Road with a Northport address, inside East Northport.
A floor falls between two Town documents. In Building and Housing's filing guide, revised 9/1/2021, "driveways, slabs" need no building permit, though the guide wants a call before anyone works on a structure; the Town's 311 page listing projects that require permits names a finished basement, a garage and, for commercial buildings, interior alterations. Neither mentions coatings, so when a new floor comes with finishing a basement or fitting out a store, we check with the Department first. The Town's 2018 preservation guide shows no historic district in the hamlet, though it may miss later designations.
No County flood list we have read names East Northport. The draft plan's Town annex gives three flood-prone roads, Knollwood Road, Makamah Beach Road and New York Avenue; the event list in the plan's countywide flood chapter does not name the hamlet; and FEMA's flood map returns Zone X, minimal flood hazard, at East Northport Middle School, Fifth Avenue Elementary and a point on Larkfield Road: spot checks, not a verdict on every lot. The 1964 USGS hydrogeology report for the Huntington-Smithtown area puts Harbor Hill moraine summits generally at 250 to 300 feet and a belt to their south at 160 to 200 feet, without placing the hamlet on either.
Garage epoxy for East Northport houses built in the 1950s and earlier
Our first clue to a garage slab is the year its house went up, and East Northport's houses run old: in 2020-2024 estimates that the Census Bureau's American Community Survey publishes, 2,589 East Northport housing units were built in the 1950s and 939 in 1939 or earlier. Such a slab can hold oil in the parking bays, a former owner's paint, old patches and a flaking strip by the door; we clean and grind through all of it to sound concrete before the epoxy base and its flake go down.
Waiting is the cost, and it falls hardest on households with several cars: the Census survey finds three or more vehicles in 31.4 percent of East Northport households. On Sherwin-Williams' ArmorSeal 1000 HS sheet, one two-part epoxy, heavy traffic waits 4 to 5 days at the sheet's coldest permitted temperature, 50 degrees F, and 48 to 72 hours at a warmer 77 degrees F. We choose the topcoat by the day you need the bays back and put the vehicle time in writing.
Old paint or a kit coat: choosing what goes on an East Northport garage
A garage that has changed hands may already wear a former owner's coat, and its makeup matters more than its color. Some one-part "epoxy" floor paints are acrylic: Rust-Oleum's ROC-109 sheet names the resin in its own product a modified acrylic polymer, at 1.0 to 1.5 mils of dry film per coat. A two-part system over that film can grip no better than the film grips the slab, so in an East Northport garage we grind such coats off to bare concrete first.
Among two-part systems, the choice turns on how long the cars can stay out. If they can sit in the driveway for several days, an epoxy base under a polyaspartic topcoat suits. If not, Citadel's sheets give shorter waits: CDL-11 allows full traffic on the Polyurea-350 base at 24 hours when it is 70 to 80 degrees F, and CDL-10 lets vehicles onto the RG-80X topcoat at 24 hours. Our guide to epoxy's pros and cons sets out what each option gives up.
When a coating, and when tiles, suit an East Northport garage slab
Tiles and mats lie loose on a slab; a coating grips it, and so meets whatever rises through the concrete. Nobody can see from above whether an older East Northport garage slab was poured over a vapor retarder, a polyethylene sheet under the concrete. The 2018 International Residential Code, the basis of New York's 2020 code, lets garages omit it; New York's own wording is not in our sources. If the moisture reading is high, tiles or a roll-out mat make the better floor, and we sell neither.
Where the reading passes, a coating suits an owner who is staying, and the Census Bureau's 2020-2024 survey puts 88.5 percent of East Northport's occupied homes in their owners' hands. Cars come in wet all winter, and by the Town's stormwater management plan, the sweeping that clears winter sand and salt from its roads begins in spring, so tires carry both indoors until then. A coating keeps that brine on a surface you can rinse; the perforations in Swisstrax's drain-through tiles, its FAQ says, let water, soap and debris pass through.
An East Northport installation, from the Village question to the last coat
Two things are settled before an East Northport job is booked: which office covers the address, the Town's or the Village of Northport's, and when the house was built. The visit then reads the slab: we map cracks and old coatings and set the moisture test the system's data sheet names, either a sealed calcium chloride dome (ASTM F1869), whose result the standard says reflects only the slab's condition at the time of the test, or humidity probes in drilled holes (ASTM F2170), which Wagner Meters says need 24 hours before a reading can be documented.
Work days follow a fixed order: diamond grinding with vacuum dust collection, crack and joint repair, primer, base coat and broadcast, scraping, topcoat. The grinders run only inside the weekday hours that section 141-4 of the Town Code leaves open to building work. Each coat waits out the recoat time printed for the coat beneath it, at the slab temperature we read that morning, and you receive the foot and vehicle times in writing.
Polyaspartic for cold East Northport garages and Larkfield Road shops
Cold is what earns polyaspartic its place in an unheated East Northport garage. NOAA's Centerport normals for 1991-2020 count just 4.5 January days and 5.0 February days reaching 50 degrees F outdoors, the minimum on the ArmorSeal and Sikafloor-264 epoxy sheets, while the RG-80X polyaspartic topcoat on Citadel's CDL-10 sheet can be applied from 30 degrees F, provided the slab stays 5 or more degrees F above the dew point; Citadel adds that cold slows the cure.
Speed matters in the shops along Larkfield Road too, and Citadel names retail spaces and showrooms, beside residential garages, as places its polyaspartic topcoats are preferred. The price is working time: on Laticrete's DS-86.6-0126 sheet, Spartacote Flex Pure can be worked for 10 to 15 minutes once mixed, so a crew lays the floor in measured sections. Curing in hours is no cure for wet concrete, and Laticrete's Flex SB sheet caps the slab at 75 percent relative humidity by ASTM F2170, so the moisture reading still comes first.
East Northport basements: pre-1940 houses, quiet flood maps and white powder
A basement slab can be as old as its house, and in East Northport 12.4 percent of housing units date to 1939 or earlier, by Census Bureau estimates for 2020-2024. A quiet flood map is no reading of such slabs, since a flood zone describes water at the surface and the vapor that lifts a coating rises through the concrete from below. So a dome or in-slab probes come first, and even a passing reading is not final: Simiron's Polyaspartic HS sheet cautions that ground moisture changing with the seasons can push excess vapor through a slab that tested well.
White powder along a wall or a crack matters twice. Euclid Chemical's bulletin CP-30 traces efflorescence to water carrying salts through the concrete, and Dur-A-Flex's sheet says its moisture-mitigating primer cannot prevent osmotic blistering where the slab's salt content is too high. A high reading puts a named primer and its sheet's conditions on our quote; a basement that takes in liquid water has the water dealt with first.
Metallic epoxy in East Northport: flatten the old slab before the pattern
A metallic coat is clear resin and pigment laid smooth, with no flake to hide a blemish, and an older East Northport basement or shop floor may hold decades of patches. Sherwin-Williams warns that substrate flaws not corrected first can reflect through the finished system, and the company's Form G-1 puts its metallic topcoat at a CSP 3 profile, against CSP 5 under its flake floors. So we grind, fill and, where needed, resurface the slab flat before the pigmented base coat.
Light, heat and a test patch settle the rest. Epoxy may darken or yellow, Sherwin-Williams' ArmorSeal sheet warns, so a street-level shop with windows suits that maker's light-stable satin urethane over the metallic coat, while a basement can stay in gloss. Westcoat's EC-38 sheet rules out application below 50 degrees F, so an unheated room waits for heat that adds no moisture. Laticrete's pigment sheet requires mock-ups, and we try the colors on a test area first.
Shop, service-bay and rail-side floors around East Northport's station
Commerce in East Northport followed the railroad: the Town's 2008 plan says the center by the station "developed originally as a railroad hub", and the Town Historian writes that the area around the station came to be called East Northport, a name its post office, opened as Larkfield in 1896, took after a 1909 petition. The same plan says industrial zoning along the right-of-way "should be maintained". Service bays meeting oil and hot tires suit a textured broadcast floor; a rail-side shop with steel-wheeled carts may need a troweled mortar.
Opening hours shape a business floor as much as its use. Building work is a weekday matter under section 141-4 of the Town Code, Saturdays only by permit, so a shop that cannot close midweek may suit a rapid-cure system or a floor laid in halves. The shopping and industrial area at Larkfield Road and Jericho Turnpike lies in Elwood by the Census geocoder, even where the mailing address reads East Northport; our Elwood commercial section covers it.
Polishing an East Northport slab: storefronts, basements and a scratch test
With a polish, the slab itself is the floor, so the concrete must be sound enough to show and hard enough to cut. Where a storefront building on Larkfield Road or an older East Northport basement has bare concrete underfoot, we scratch-test it first. ACI 310.1-20, in the passage the Concrete Polishing Council quotes in Position Statement #7 (August 2023), wants a surface that rates above 4 on the Mohs scale. A soft, dusting slab points to a densifier, a topping or a coating, and old patches stay visible through every grit.
Garages are where polish usually loses: oil soaks into the parking bays and salty water works at the surface by the door, and a polished slab takes that wear on its finish, so a garage used for daily parking is better coated. Where a polish suits, our quote names the gloss level on the Council's appearance chart, Level 1 through Level 4, read before any guard or sealer goes on, and the aggregate exposure: cream, salt and pepper, or full aggregate.
Resurfacing scaled aprons and worn floors on East Northport's older slabs
In a garage, much of what resurfacing repairs is the work of frost and salt. In NOAA's 1991-2020 normals, the low at its Centerport station reaches 32 degrees F or colder on 88.1 nights of an average year, and salty meltwater off the tires gathers just inside the garage door, where PCA's IS177 would call the resulting loss of surface mortar scaling. On an older East Northport slab we grind off the weak layer, cut out spalls and rebuild the surface with a resurfacer or patching mortar.
Scattered spalls and popouts are patched one by one, each product within its own limits. Sika's sheet for SikaQuick-1000 asks for at least 1/4 inch and no feathered edge, while Quikrete's sheet lets the Vinyl Concrete Patcher thin to 1/16 inch only on patches under 2 square feet. An epoxy coating can follow SikaQuick-1000 after as little as 6 hours at 73 degrees F, by Sika's sheet, and Rapid Set Cement All after 16 hours, by CTS Cement's. Moving joints are carried up through the new floor.
Questions
East Northport questions: the Village line, Claypitts and new slabs
Is my house in East Northport or the Village of Northport, and who issues the permit?
The village line decides, not the mailing name. The incorporated Village of Northport issues permits through its own Village Building Department; work in the unincorporated hamlet of East Northport goes to the Building & Housing Division at Town Hall. Post office names do not follow that line: the Census geocoder puts one Fort Salonga Road address with Northport mail in the hamlet and two others on the same road in the Village. If unsure, ask the Town's Building Department; we confirm the office before scheduling.
East Northport was once called Claypitts: is there clay under my basement slab?
No map we can cite says so for any one house. Claypitts, the Town Historian writes, was the area's name, for its plentiful deposits of clay. USDA's soil survey maps the ground at East Northport Middle School and Fifth Avenue Elementary as Riverhead and Haven soils, graded, 0 to 8 percent slopes, a unit it lists on moraines and outwash plains, and a point on Larkfield Road as urban land. A soil map describes ground, not the moisture in one slab, so we test the slab itself with a calcium chloride dome or in-slab probes.
How soon can the slab in a newly built East Northport home take a coating?
When the concrete is dry enough, whatever the move-in date. A table in the County's draft 2026 hazard plan marks two projects with East Northport addresses "In Construction", with no known hazard zone for either: Matinecock Estates on Pulaski Road, a limited-equity cooperative of 146 units, and The Seasons at East Northport on Daly Road, a 55-plus condominium of 190. With no street numbers given, we cannot say which census place each sits in. Sherwin-Williams' surface preparation guide calls 28 days of curing the industry standard and warns that excess moisture may need longer to leave, so we test first.
Nearby places we cover
Elwood, Greenlawn and Centerport are also unincorporated, so their permits come from Town Hall too.
