Epoxy Flooring for Huntington Station Garages, Shops and Basements

Where Route 110 crosses the railroad: garages at older and attached houses, shops on New York Avenue, and a moisture test on every slab before a quote.

Huntington Station grew up around its railroad stop. A history of the railroad's arrival, hosted on the Town's website, dates the first train service to January 13, 1868 and names Huntington Station among the hamlets that grew where the stations stood, and the Town's 2008 comprehensive plan update called it a significant transit hub, where Route 110 (New York Avenue) crosses the LIRR. Its floors follow from that layout: garages on the residential streets, business floors on New York Avenue and Depot Road, and slabs in the industrial zones that line the railroad.

The housing is more mixed than the Town's as a whole. For the Huntington Station census designated place, the 2020-2024 American Community Survey of the Census Bureau puts the median year built at 1961 (plus or minus 3) and estimates that 11.5 percent of housing units are one-unit attached houses, against 6.5 percent Town-wide. Households here are less likely to keep two or more vehicles: the same survey finds them at 63.0 percent, against 71.3 percent across the Town.

Those are counts of homes and vehicles, not garages, and the Census Bureau draws a census designated place with no legal boundary, so the figures tell us what to ask on a visit, not what we will find. The Huntington Station column on our floor coating data page sits beside the Town's.

Tell us whether your Huntington Station floor is a garage, a basement or a shop on New York Avenue, how large, and what is on it; a slab test comes before the written quote.

Permits, business zoning and the drainage record in Huntington Station

Huntington Station is not an incorporated village, so its building permits are the Town's: the Engineering Services Department issues them through its Building & Housing Division, at Town Hall on Main Street in Huntington. That Division's filing guide, in its 9/1/2021 revision, names driveways and slabs as work without a building permit but never mentions a coating, so a doubtful job goes to the Division before we start. The Town's 2008 plan records C-6 General Business zoning on New York Avenue and Depot Road, and Town Code section 198-27.1, added 3-2-2004 and last amended 10-8-2024, creates the C-6 Huntington Station Overlay District for neighborhood shopping. It prints no boundaries, and the Town's 311 permit list for commercial work includes a change of use, so a storefront taking on a new use is checked with the Town first.

Water here shows in the drainage record more than on the flood map. We checked FEMA's National Flood Hazard Layer against the hamlet's Census boundary and found Zone X alone, FEMA's label for minimal flood hazard, on panels effective September 25, 2009. Suffolk County's 2020 hazard mitigation plan, the version FEMA approved, records that Broadway, a main feeder for the Huntington train station, frequently floods where it meets Folsom Avenue, and marks both force main projects there complete. The County's 2026 draft plan calls New York Ave. flood-prone without saying which stretch, and its one New York Avenue drainage action, at Creek Road, falls in Halesite by the Census geocoder. Neither plan, in the passages we hold, ties a groundwater problem to Huntington Station, so each basement slab is judged by its own test.

None of the Town historic districts we have read is described as lying in Huntington Station, though some descriptions name no hamlet and the copy of Town Code section 198-42 we loaded from the official code site cut off partway through its list. Inside a building it matters little: the Town's 2018 preservation guide exempts interior alteration permits from the Preservation Commission's review.

Garage epoxy over the older slabs of Huntington Station houses

Slab age comes first in a Huntington Station garage. By the Census Bureau's 2020-2024 estimates, 48.4 percent of the hamlet's housing units went up before 1960, and 1,318 of them in 1939 or earlier. A slab poured with any of those houses is well past 25 years old, the age past which Stonhard, a maker of resin floors, doubts that a moisture barrier can be assumed under the concrete, and nothing on top shows whether one went in, so we take a moisture reading before we name an epoxy.

A sound, dry slab then gets diamond grinding, crack repair, an epoxy base coat seeded with vinyl flake while it is still wet, and a clear topcoat. Cold stretches the wait. Sika's Sikafloor-264 sheet (September 2026) gives about 7 days to full cure at 68 degrees F and about 10 at 50 degrees F, its lowest application temperature, so in an unheated garage in winter we take air, slab and dew point readings before we set the day.

Choosing a coating by what a Huntington Station garage holds

Not every Huntington Station garage shelters a car. In the Census Bureau's 2020-2024 estimates, 7.3 percent of the hamlet's households have no vehicle available and 26.3 percent have three or more, and the survey does not count garages at all. So the first question is what yours is for: daily parking, a workshop, storage, or some of each.

That answer narrows the coating. Daily parking brings warm tires and winter salt, which calls for a two-part system under a topcoat whose maker addresses tire marks; Laticrete lists its Spartacote Flex SB polyaspartic as resistant to hot-tire pickup. A storage or hobby garage can take a lighter film: the yearly touch-up that Behr's product page warns of for its one-part floor paint is tied to tire traffic, and a penetrating sealer leaves the concrete bare. National prices for each type sit in our cost guide.

Coating, tiles or a mat for Huntington Station owners and renters

Whose garage it is matters in Huntington Station. In the Census Bureau's 2020-2024 estimates, 77.9 percent of the hamlet's occupied homes are lived in by their owners, against 88.7 percent Town-wide. A coating bonds to the slab and stays with the house, so on a rented home it is the owner's call. Tiles and mats are not fixed down: Swisstrax presents its tiles as a floor you can take up and bring along when you move, and a G-Floor mat is unrolled and trimmed once it has relaxed.

Shared floors raise a second question. Where one garage slab serves several households, in a building of five or more units (such buildings hold 6.7 percent of the hamlet's housing units by the same Census Bureau estimates, against 4.3 percent Town-wide) or along a row of attached houses, we ask whose agreement the work needs before we quote. We sell no tiles or mats, and we will say so when tiles suit the garage better.

How a Huntington Station install runs, from mixed-use rooms to houses

South of the tracks, the Town's 2008 plan found mixed-use buildings still standing, and where other tenants share a building, dust is the first thing we plan for. Each grinder we bring to a Huntington Station job is hooked to a dust collector, one of the two controls that Table 1 of 29 CFR 1926.1153, OSHA's silica rule, sets out for floor grinders, and inside a building a HEPA vacuum follows every pass.

The order is fixed: moisture reading, grinding, repairs, primer, base coat, broadcast, topcoat, cure. In an attached house a grinder may be heard through a shared wall, and the Town sets the hours for that noise: Town Code section 141-4 counts the alteration or repair of a building as a noise disturbance at any time other than 7 a.m. to 6 p.m. on a weekday, so our grinders run only then. Batches are then mixed to the clock: Westcoat's EC-36 sheet allows 40 minutes of pot life at 72 degrees F.

Polyaspartic for Huntington Station floors that must reopen soon

A Huntington Station shop that cannot stay shut for most of a week, or a household whose one car has nowhere else to go, is where polyaspartic earns its place. Citadel's CDL-15 sheet, with its times stated at temperatures between 70 and 80 degrees F, gives its ET-80 polyaspartic 2 to 4 hours before foot traffic, 24 hours before vehicles and 7 days to full cure.

Speed shortens the working window, and the slab rules stay as strict. Laticrete allows 10 to 15 minutes to work a batch of Spartacote Flex Pure, and for Flex SB it sets 75 percent as the highest in-slab relative humidity under ASTM F2170, where Sika's Sikafloor-264 epoxy sheet accepts 85 percent. Where a shop window throws sun across the floor, the clear coat matters as well: Citadel calls polyaspartic coatings highly UV stable, while Sherwin-Williams' ArmorSeal 1000 HS sheet warns that epoxy may darken or yellow.

Huntington Station basements: a quiet flood map, a slab still tested

On paper a Huntington Station basement looks low-risk: Suffolk County's 2020 plan puts shallow groundwater at Low among the Town's hazards, and FEMA maps no high-risk flood zone inside the hamlet's Census lines. Paper is not the slab. University of Minnesota Extension explains that ground moisture can travel as vapor up through a concrete floor, and in a house of the hamlet's median 1961 vintage, by the Census Bureau's 2020-2024 estimates, nobody can see from the stairs whether a vapor retarder was laid under the floor.

So the test comes before the system: in-slab probes under ASTM F2170 or a calcium chloride dome under ASTM F1869, whichever the coating's sheet names. Where the reading tops the coating's limit, the first coat becomes a moisture-mitigating primer; Sherwin-Williams rates Resuprime MVB to 85 percent relative humidity in its 12-mil build and 100 percent in its 17-mil build, and its sheet requires a functioning vapor barrier beneath, which an older slab may lack. Finishing the room is a permit matter: the Town's 311 list of residential permits names a finished basement.

Metallic epoxy for Huntington Station storefronts and finished rooms

The Huntington Station Overlay District in Town Code section 198-27.1 exists to accommodate neighborhood shopping, and a shop floor that customers look at is one place a metallic epoxy makes sense. Westcoat lists showrooms, salons, restaurants and residential floors among the uses of its Liquid Dazzle system and limits it to interior floors, which in a house can mean a finished basement whose slab has passed its moisture test.

Old slabs are the catch. Nothing is broadcast into a metallic coat to hide what lies beneath, and Westcoat's specification warns that Liquid Dazzle may not hide epoxy patches, blast tracks or rough concrete, so in an older Huntington Station storefront we say before we quote which marks will read through. Daylight through a shop window counts too: a Stonhard article updated in August 2025 names sun exposure as a cause of discoloration and fading, and Sherwin-Williams tops its own metallic system with a satin urethane it calls UV light-stable. Westcoat allows normal traffic on Liquid Dazzle after 24 hours.

Huntington Station business floors on New York Avenue and Depot Road

Huntington Station's business and industrial slabs sit in three settings that the Town's 2008 plan describes: C-6 General Business on New York Avenue and Depot Road, industrial zones along the railroad, and industrial sites between 4th Street and Pulaski Road that the plan suggests for shared parking. Zoning sets the range of uses, not what a building holds, so a commercial visit starts with a walk through each room and its work.

Quartz or flake broadcast suits a sales floor or a service bay. Forklift aisles take an aggregate-filled slurry or mortar; under heavy machinery, Sherwin-Williams notes, companies often settle on aggregate-filled epoxy 1/4 inch thick. A food kitchen needs the smooth, durable, non-absorbent floor that New York's 10 NYCRR 14-1.170 asks for, which is the duty urethane cement is made for. Moisture tests run three to the first 1,000 square feet, as Sherwin-Williams' Form G-1 asks. Route 110 south of Jericho Turnpike is covered in our South Huntington commercial notes.

Polished concrete for Huntington Station shop fronts, not prep kitchens

An older business slab in Huntington Station can become the finished floor if its surface is hard enough. The bar is in ACI 310.1-20, which the ASCC Concrete Polishing Council quotes in its August 2023 statement on weak surfaces: a Mohs hardness above 4, measured on the slab surface. A polish lays no film over the concrete, so the patches, stains and saw cuts of a long-used shop floor stay in view, and we name in the quote the ones that will show.

Food is the limit to plan around on a commercial street. Prosoco's data sheet for the Consolideck LS densifier lets most floors take traffic within an hour of treatment, but it warns that acidic foods and acid concentrates may etch the floor and leave a stain, so in a food shop we would polish the sales floor and coat the prep area. Ask for the finish in the Council's chart terms, in writing: a gloss level from 1 (flat) to 4 (highly polished) and an aggregate class from A (cream) to C (full aggregate).

Resurfacing Huntington Station garage aprons, doorways and shop slabs

Frost and salt meet a slab at its door. Over 1991-2020, NOAA's normals for its Centerport station, inside the Town, average 88.1 nights a year that reach 32 degrees F or lower, and NRMCA's CIP 2 holds that de-icing chemicals make freeze-thaw scaling worse. The Town's stormwater plan has spring sweepers lift the winter's sand and salt from its roads, beginning near the north shore, but no sweeper reaches what tires have already carried into a garage, so the apron and the strip inside the door are where we look first.

A resurfacer goes over sound concrete only, after the weak surface is ground away. On Quikrete's Re-Cap sheet the build tops out at 1/2 inch, laid in lifts of 1/4 inch or less and thinned to 1/16 inch at a feathered edge, with walking allowed at 8 hours and driving at 24. A slab that rocks, heaves or sinks needs repair first; Wolverine Coatings counts it unlikely to take a coating without one. In a Huntington Station shop, saw-cut joints come back through the new surface, as Euclid Chemical's Euco Re-Cover sheet directs.

Questions

Huntington Station questions: the sewer work, flooded streets, addresses

Will the County sewer work on New York Avenue affect a floor job in Huntington Station?

The two jobs keep different hours. The notice of construction for Capital Project 8195, the Huntington Hub Wastewater Conveyance and Collection System, puts the contractor on New York Avenue between East 2nd Street and Jericho Turnpike for 30 months from July 2, 2025, working from 9 p.m. until 6 a.m. Our crews keep to the weekday daytime hours of Town Code section 141-4. For a building on that stretch we check curb and driveway access at the visit, and the written quote gives the dates.

My street near the Huntington Station LIRR stop has flooded. Can the garage or basement still be coated?

It can be, once the water is dealt with and the slab passes its test. The County's 2020 plan records frequent flooding on Broadway at Folsom Avenue near the station and lists the force main projects there as complete, and the County's 2026 draft plan names Route 110 among corridors increasingly vulnerable to flash flooding; neither says how any one house fared. Water that crosses a garage threshold or seeps into a basement is the first repair; for basements, University of Minnesota Extension starts outside, with the gutters, downspouts and grading. Then we test the dried slab against the coating's limit.

My mail says Huntington Station. Is my floor in the place this page describes?

Not always. Mailing cities and census places follow different lines. The Walt Whitman Shops and Walt Whitman High School both carry Huntington Station mailing addresses, yet the Census geocoder puts the Shops in South Huntington and the school in West Hills, while Huntington High School, with a Huntington address, lands in Huntington Station. Some of these sit on boundary roads, where the geocoder's answer can turn on the side of the street. The housing figures here describe the census place only; we work on both sides of those lines.
