Epoxy Flooring in Melville, NY: Newer Homes and Route 110 Floors

Garage, basement and business floors, from Melville's newer homes to the Employment Center on Route 110, each slab tested before we write a quote.

Melville has two kinds of floor. Route 110 runs through the Melville Employment Center, which the July 2008 draft of Horizons 2020, the Town's comprehensive plan update, calls one of the most important commercial concentrations on Long Island, and Canon U.S.A. gives Melville as the home of its corporate headquarters. Melville's homes are the newest of the places on our service list: American Community Survey estimates for 2020-2024, from the Census Bureau, give the hamlet a median year built of 1983 and date an estimated 34.9 percent of its housing units to 2000 or later.

The homes are mixed, too: the same Census Bureau survey estimates that 22.8 percent of Melville's housing units are one-unit attached houses and 15.0 percent sit in buildings of five or more units, so many floors here lie beside, above or below a neighbor's. A grinder's noise and a curing coating's odor can carry into the next household, and we choose the products and the hours with that in mind.

Melville is a census designated place, a statistical area rather than a legal one, and no survey reads a slab: every floor is measured and tested for moisture before we put a system in writing. The hamlet's figures sit beside the Town's on our Huntington floor coating data page.

Permits, zoning, groundwater and historic review in Melville

Melville is unincorporated, so a building permit here is the Town's to issue: its Building & Housing Division, within the Engineering Services Department, works from Town Hall. Neither the Town's guide for filing applications, revised 9/1/2021, nor its 311 list of projects requiring permits mentions coating a floor. The guide exempts driveways and slabs and asks owners to check with the Building Department before any work on structures, while the 311 list names interior alterations among commercial projects that need a permit, so an office or industrial floor may ride inside a fit-out that is permitted anyway.

The Town's page on the Melville Town Center puts its overlay district south of the Long Island Expressway and north of Ruland Road, fronting Maxess and Baylis Roads, and the Town's 2024 draft environmental assessment of the overlay lists commercial athletic, recreation and training facilities among its permitted uses, with self-storage, manufacturing and warehousing expressly prohibited. Citing USGS's Long Island Depth to Groundwater Viewer, the assessment estimates 30 to 55 feet to groundwater across the overlay and the adjoining General Special Use Permit Area, the only water-table depth we hold for any part of Melville.

Rain is the other water question. The Town's 2008 plan says the Employment Center's impervious parking lots add to its stormwater management problems, and Route 110 appears in the County's 2026 draft hazard plan as one of the Town's corridors under stress from aging drainage systems and undersized culverts, though the draft names no stretch of it. For historic review, Town Code section 198-42 designates the Sweet Hollow Historic District, generally on Old Country Road and Sweet Hollow Road in Melville, where the Town's review reaches a building's exterior and stops short of a floor laid inside.

Newer slabs

Epoxy on a newer Melville garage slab: what has to come off first

More of Melville's housing dates from 2000 to 2009 than from any other decade: the Census Bureau's survey for 2020-2024 estimates that 2,054 of the hamlet's 7,489 units were built in those years. A slab poured then may still carry the sealer or curing compound it was finished with, and Sherwin-Williams' Form G-1 lists both among what must come off before a resin floor. Because the same maker's article on etching says acid cannot remove curing compounds, we grind them off with diamond tooling and test the bare concrete.

A newer garage may still lack a vapor retarder: even the 2018 International Residential Code, on which New York based its 2020 code, lets a garage slab go without one. That is the model's text, not the State's, and no record we hold shows what lies under a Melville garage. Cold stretches the cure as well: Sika's Sikafloor-264, a pigmented two-part epoxy, takes light traffic in roughly 2 days when it cures at 68 degrees F and roughly 3 at 50 degrees F, by its data sheet. Our cost guide gives national survey prices by garage size.

Shared walls

Choosing a coating for a Melville garage that shares a wall

Detached houses are a smaller share of Melville than of the Town: the American Community Survey for 2020-2024 puts them at 59.0 percent of the hamlet's housing units, against 84.0 percent Town-wide. Where a garage shares a wall with the next home, the solvent a coating releases as it cures matters alongside its cure time, so we read the VOC line on every sheet: Laticrete prints under 100 grams of volatile organic compounds per liter for its Spartacote Flex Pure polyaspartic and under 450 for its solvent-based Flex SB.

By the Census Bureau's estimates, two or more vehicles are available to 64.9 percent of Melville households and 71.3 percent of the Town's, and each car still needs somewhere to wait. Citadel's comparison table puts an epoxy floor 36 to 48 hours away from full service and its polyaspartic 24 hours, each figure marked "Ambient Dependent". Our guide to epoxy's strengths and limits sets the slower cure beside what epoxy gives in return.

Entry floors

Walk-through garages near Melville's Employment Center: tiles, mats or coating

The Town's 2008 plan records planned unit developments and senior housing built on the fringes of the Melville Employment Center, many along Old Walt Whitman Road and Pinelawn Road. Where a home there is entered through its garage, the floor works as a walkway, and its height at the door into the house counts. A coating adds little: Sherwin-Williams puts 60 mils, nominal, on its Resuflor Deco Flake II double broadcast. By their makers' figures, RaceDeck's Diamond tile is half an inch thick and Swisstrax's Ribtrax Pro 0.75 of an inch.

Tiles have their place, over a slab that fails its moisture test or for an owner planning to move, though RaceDeck notes that its seams let some water down onto the slab. We sell neither tiles nor mats, and we tell you when a visit points to one. Where a coating suits, the flake gives the walkway its grip, which Torginol's data sheet credits to the flake's texture, and the slab is tested, ground and repaired before any flake goes down.

New concrete

Installing over new concrete in Melville: the calendar, then the test

Some of Melville's coming floors may be new concrete. The State DEC's Environmental Notice Bulletin of April 29, 2026 describes Melville Crossing, on Maxess Road, where a 170,000 square foot office and industrial building would give way to 400 residential units and 37,300 square feet of retail, food and service space. A young slab still has water to lose. A Sherwin-Williams article on blistering sets a 28-day minimum cure ahead of epoxy and urethane flooring systems, and the maker's Form G-1 adds that 28 days can still leave excess moisture behind.

On a new Melville slab, then, Sherwin-Williams' day 28 only opens the window, and the moisture reading picks the date. If a schedule cannot wait for the reading to fall, Sherwin-Williams rates Resuprime MVB, its moisture-mitigating epoxy primer, at 17 mils for slabs up to 100 percent relative humidity on concrete at least 28 days old, over a working vapor barrier, which its sheet requires. Then comes the usual order: grind, repair, prime, coat, and the traffic times in writing.

Opening hours

Polyaspartic for Melville shop floors that must reopen the next day

A shop floor is judged partly by how long it keeps the doors shut, and the DEC bulletin describes retail, food and service space planned at Melville Crossing. Citadel names retail spaces and showrooms among the places its polyaspartic topcoats are preferred. Laticrete's sheet for Spartacote Flex Pure allows foot traffic after 3 to 4 hours and vehicles after 24, measured at 70 degrees F with relative humidity at 50 percent, so in a room near those conditions a shop can reopen the morning after its last coat.

Speed has a price on a big floor. Flex Pure stays workable for 10 to 15 minutes by Laticrete's sheet, so on a large Melville retail floor we mix small batches and work in sections, and the company's Flex SB sheet rules that product out where a floor sees significant thermal shock continually, which keeps it off a kitchen line. The slab work does not speed up: grinding, crack repair and a moisture reading still come first.

Below grade

Below grade in Melville: the moisture barrier nobody can see

Stonhard, a resin floor maker, counts age against a slab: once concrete passes 25 years, it writes, there is a risk the moisture barrier was never put in. The Census Bureau's 2020-2024 estimates put Melville's median year built at 1983, so the median Melville home is well past that age, and in Stonhard's account the ground beneath a slab is almost always damp. Nobody standing on the floor can see whether a barrier lies between.

So a Melville basement slab gets a test that returns a number, read against the chosen product's own limit: relative humidity from probes in the slab (ASTM F2170), or the vapor leaving the surface, caught by calcium chloride under a sealed dome (ASTM F1869). A high reading puts a moisture-mitigating epoxy primer on its own line of our quote, and liquid water postpones any coating until its source is fixed. Finishing the room is a Town matter: "Finished Basement" sits on its 311 list of residential projects requiring permits.

Office lobbies

Metallic epoxy for Melville office lobbies and finished rooms

An office lobby in the Employment Center or a finished room in one of Melville's newer houses is where a metallic floor earns its place. Westcoat designs its Liquid Dazzle system for showrooms, salons and restaurants as well as homes, and limits it to interiors. The pattern forms as pigment drifts in the wet resin, so a sample board shows colors but cannot promise the floor; Laticrete's pigment sheet requires both a mock-up and a field test area, and we lay the test area on site first.

Where a lobby faces glass, Stonhard's warning applies: sunlight can discolor and fade a floor, so a light-stable topcoat goes over the metallic coat. Where it opens off one of the impervious parking lots the Town's 2008 plan describes, shoes come in wet and a smooth gloss turns slippery, so we quote a satin urethane or a fine grit in the last coat. Liquid Dazzle takes normal traffic at 24 hours by Westcoat's specification, so a lobby coated on a Friday has the weekend to reach that mark.

Employment Center

Office, industrial and warehouse floors across Melville's Employment Center

In 2003 the Town's office market came to about 9.8 million square feet in 185 buildings, 95 percent of it in Melville, by the Town's 2008 plan, which also calls the Melville area the Town's most significant concentration of industrial land uses, typically light manufacturing and warehousing and distribution. The Town's 2023 Annual Comprehensive Financial Report adds one redeveloped Melville site of 48 acres with 846,483 square feet of warehouse and distribution buildings. South Huntington's page covers that hamlet's Route 110 store floors.

Forklift aisles and docks take a slurry or troweled mortar rather than a thin film: Sherwin-Williams writes that companies often settle on a quarter inch of aggregate-filled epoxy under heavy machinery, with permanent aisles marked afterward under OSHA's aisle rule, 29 CFR 1910.176(a). The plan adds that "Route 110 is now marketed as a biotech corridor", and a lab floor is chosen for the chemicals it will meet. Floors this size get the moisture survey in Sherwin-Williams' Form G-1, three calcium chloride readings over the first 1,000 square feet plus one for each further 1,000 or part of it.

Town Center

Polished concrete for gyms and training spaces in the Melville Town Center

By the Town's 2024 assessment, the overlay opens the Melville Town Center to commercial athletic, recreation and training facilities, whose floors take sweat, spilled water and street shoes. A polish puts no film on the slab, and in Position Statement #2 the ASCC Concrete Polishing Council reports wet tests in which every result significantly exceeded a dynamic coefficient of friction of 0.42, very high gloss included, though the Tile Council of North America warns that a friction figure does not predict a slip.

For a new building there, an ASCC-hosted Concrete International article of 2009 calls a well-proportioned 3500 to 4000 psi mix more than sufficient, especially where polishing starts at least 28 days after placement. Older Employment Center slabs vary: ACI 310.1-20 wants a surface reading greater than 4 on the Mohs scale, and a warehouse floor soaked with oil or crowded with patches may serve better under a coating. Prosoco's Consolideck LS sheet warns that acid concentrates and acidic foods may etch, a point for the food space planned at Melville Crossing.

Joints and aprons

Warehouse joints and worn garage aprons in Melville: what gets repaired

In a Melville warehouse we start with the joints. NRMCA's CIP 6 calls joints pre-planned cracks and wants those in heavily trafficked industrial floors filled with a material able to carry their edges, and Metzger/McGuire's Technical Bulletin T2 cites ACI and PCA for a filler hardness of at least A80. Its Bulletin T7 keeps a film-building coating off filled joints until the filler has cured 48 hours, and Sherwin-Williams treats construction, expansion and isolation joints as moving ones to carry up through the new floor.

Houses need a different repair. Melville is not all new: by the Census Bureau's 2020-2024 estimates, 30.1 percent of its housing units went up between 1950 and 1969, and a garage slab poured then may be scaled or spalled where the cars come in. The Town's stormwater plan, updated in 2026, has spring sweeping clear winter sand and salt from the roads, but not what tires already carried into a garage. Where damage covers most of the floor, a resurfacer or topping goes over sound concrete once the weak surface is ground away.

Questions

Melville questions: Sweet Hollow, Route 110 runoff and the water table

Does coating a floor in Melville's Sweet Hollow Historic District need Preservation Commission approval?

Not for the floor, by the Town's own guide. Town Code section 198-42 places the district generally on Old Country Road and Sweet Hollow Road in Melville, and the Town's 2018 preservation guide says the Commission's review stops at exterior structural changes, with interior alteration permits outside it. A change to a building's exterior design or appearance needs a certificate of approval under section 198-41, and the guide warns that this can stretch a permit application by three months or more. Whether the floor needs a permit at all is for Building & Housing to say.

Does flooding on Route 110 affect floors in Melville?

It can reach a floor at the door. The County's 2026 draft hazard plan names Route 110 among the Town's corridors increasingly vulnerable to flash flooding, ties their strain to aging drainage systems and undersized culverts, and reports road shoulder collapses, sinkholes and roadway flooding on those corridors without saying where. The same draft counts businesses in the Melville Employment Center as heavily affected by Long Island hazards such as severe storms, without naming a site. So where an entry or loading door takes runoff, one of our moisture tests goes near the threshold, and we quote grit in the topcoat.

Is the water table under Melville deep enough to skip a moisture test?

No. Our one depth figure is narrow: citing USGS's Long Island Depth to Groundwater Viewer, the Town's 2024 review of the Melville Town Center overlay estimates 30 to 55 feet to groundwater in the overlay and the adjoining General Special Use Permit Area, and it says nothing about the rest of Melville. Depth is not dryness either: University of Minnesota Extension describes vapor diffusing from wetter ground through concrete floors. Every Melville floor is tested the way its coating's data sheet requires, and our Dix Hills page takes up the same question there.
