Garage floor epoxy is a two-part coating, a resin and a hardener blended on site, that cures by chemical reaction into a film on a ground concrete slab; in Huntington the slab and the weather decide the system: the slab's age and moisture, the salt at the garage door and the temperature on the day. The Census Bureau's 2020-2024 American Community Survey puts the Town of Huntington's median year built at 1963 and finds two or more vehicles at 71.3 percent of households. HomeGuide's February 2026 epoxy flooring survey prints $4 to $10 per square foot installed and three garage rows: $1,200 to $3,900 for a 1-car garage of 288 to 392 square feet, $1,600 to $5,800 for a 2-car garage of 400 to 576 square feet and $2,300 to $8,600 for a 3-car garage of 576 to 864 square feet. For a do-it-yourself job, This Old House's March 2026 page prints $480 to $1,200, $720 to $1,800 and $1,120 to $2,800 for 1-car, 2-car and 3-car garages of 240, 360 and 560 square feet, against $3 to $12 per square foot with a hired professional. Angi's August 2026 data names what moves the figure: resin type, floor size and surface preparation, with labor at 33% to 60% of the total. All three surveys are national; none publishes a Huntington, Suffolk County or Long Island price, and none is our price. Two-part means a resin and a hardener: without the hardener, Sherwin-Williams' technical article on hardeners states, the resin "would remain a near liquid indefinitely". A flake floor is built up in layers, each with a published thickness in mils, thousandths of an inch. Sherwin-Williams' Resuflor Deco Flake SB application instructions (dated 1/25) give one build: an epoxy primer at 3 to 5 mils, an epoxy base coat at 10 to 12 mils, decorative flake broadcast into the wet base coat at 0.2 pounds per square foot, an epoxy grout coat over the flake at 16 mils and a urethane seal coat. Torginol's FLAKE Flooring technical data sheet (version V25010001) gives the flake itself as about 5 mils thick. For one two-part epoxy, the data sheet for Sherwin-Williams ArmorSeal 1000 HS, revised August 10, 2021, gives volume solids, the share of the wet coating that stays on the floor as film, of 65% plus or minus 2% in colors, 3.0 to 5.0 mils dry per coat and 206 to 350 square feet per gallon.

We test the slab for moisture before we choose a system, because water leaving concrete is trapped under a coating and can blister it. Sherwin-Williams' surface preparation guideline (Form G-1, revised 02/26) sets two limits for its resin floors: not more than 3 pounds of moisture per 1,000 square feet per 24 hours under ASTM F1869, the calcium chloride test, and 80% relative humidity or lower under ASTM F2170, the in-slab probe test. We grind the slab with diamond tooling instead of acid etching it. Concrete surface profile (CSP) is the roughness a slab is given so a coating can grip it: ICRI Guideline 310.2R captions CSP 1 as acid-etched and CSP 2 as grinding; Laticrete's TDS 439 recommends CSP-2 by diamond grinding for its broadcast floor, and Form G-1 lists its maker's flake systems at CSP 5. We repair cracks before the primer. Our grinders run with the dust collection the federal OSHA silica rule (29 CFR 1926.1153, Table 1) names for floor grinders, with a filter 99% or more efficient and a HEPA-filtered vacuum between passes indoors.

Cure times are one product's figures at a stated temperature. Sherwin-Williams' ArmorSeal 1000 HS data sheet, for a 6.0 mil wet film, gives foot traffic at 24 hours and heavy traffic at 48 to 72 hours at 77 degrees F; at 50 degrees F, its minimum application temperature, they become 48 hours and 4 to 5 days. NOAA's 1991-2020 normals for Centerport, a station inside the Town, give January a normal low of 24.5 degrees F and a normal high of 37.9 degrees F. Those are outdoor air temperatures, not slab temperatures, so we measure the slab, the air and the dew point, the temperature at which moisture condenses, before we mix; the ArmorSeal sheet requires application at least 5 degrees F above it. You empty the garage first, and Sherwin-Williams' Resuflor Deco Flake II submittal says to keep water off that system's coated surface for 24 to 48 hours. Town of Huntington Code section 141-4 counts building alteration or repair outside 7:00 a.m. to 6:00 p.m. on weekdays as a noise disturbance, so we grind inside those hours.

A written quote starts with four things from you: the garage's length and width, the age of the slab, what is on the floor now (bare concrete, paint, a sealer or an old kit coating) and photographs of the cracks and the apron. We then visit, measure and test the slab. When an epoxy flake floor is the right job for a garage

An epoxy flake floor suits a sound, dry slab that lacks a wearing surface. Each condition below can be seen from the garage door and is named in a concrete or coating source; most of them change the preparation, not the coating.

  • The bare slab sheds a fine powder that rubs off on shoes and tires, which the Portland Cement Association's publication IS177 defines as dusting.
  • An old floor paint or sealer is marked or lifting where the tires sit, which Euclid Chemical's Technical Bulletin CP-22 calls tire marking or hot tire pickup.
  • The surface near the garage door is flaking, which NRMCA's CIP 2 defines as scaling, a result of cycles of freezing and thawing.
  • Oil or grease has soaked into the parking bays; Sherwin-Williams' Form G-1 lists oils, grease, wax, sealers, curing compounds and salts for removal before a resin floor.

Where the slab is scaled, pitted or widely cracked, the surface is rebuilt before it is coated: HomeGuide's February 2026 survey, a national one, prints $3 to $7 per square foot for concrete floor resurfacing, and our concrete resurfacing page covers the repair materials. Where the moisture test reads above the coating's limit, the choice moves to a moisture-mitigating epoxy primer under the system, and our written quote says so.

Hot-tire pickup: what causes it and what prevents it

Hot-tire pickup, the marking or lifting of a sealer or coating where warm tires sit, is caused by plasticizers migrating out of the tire, according to Euclid Chemical's Technical Bulletin CP-22. Tire rubber contains plasticizers that keep it soft, and when the car is driven "the tires heat up, causing the plasticizers to soften and leach out of the rubber". The bulletin states that most of the discoloration occurs on acrylic cure-and-seal products, whose polymers have minimal crosslinking, and that epoxy and urethane coatings are "much more crosslinked" and "therefore less likely to tire mark".

Sherwin-Williams' data sheet for its acrylic floor coating ArmorSeal Tread-Plex, revised October 1, 2025, states "Not recommended for areas subject to hot tire pickup"; Laticrete's Spartacote Flex SB polyaspartic data sheet (DS-864-0822) lists "Resistant to hot-tire pickup". A For Construction Pros article of August 24, 2012, by a representative of the coatings maker H&C, states that paraffin from hot tires embeds in concrete as a bond breaker, a barrier to adhesion, "only 1/16 or 1/8 inch deep" and that "Concrete preparation is the key to preventing hot tire pickup". Tennant's June 2017 maintenance guide says plasticizer stains in a coating are "impossible to remove" except by recoating the area, and gives a barrier between the tires and the coating as the prevention.

De-icing salt and freeze-thaw at the garage door

De-icing salt raises the water saturation of a concrete surface and can attack it chemically, so a slab that meets salt and freezing temperatures can scale; a garage slab meets both at the door, where cars come in off salted roads. NRMCA's CIP 2 defines scaling as "local flaking or peeling of a finished surface of hardened concrete as a result of exposure to cycles of freezing and thawing" and states that de-icing chemicals make it worse "by increasing the saturation of concrete at the surface". The Federal Highway Administration's 2016 tech brief FHWA-HIF-16-033 names a chemical attack, the formation of calcium oxychloride, which "can result in significant damage to the concrete even if the concrete does not freeze", and its table gives 1 to 5 years as the time for de-icer scaling to appear.

NOAA's 1991-2020 normals for Centerport, a station inside the Town, put the days with a low at or below 32 degrees F at 88.1 a year, 23.9 of them in January. Dur-A-Flex's data sheet for its Dur-A-Glaze #4 epoxy reports no effect after 100 hours of salt spray in a 25% solution at 90 degrees F. We repair a scaled apron before we coat it.

Huntington's houses, vehicles and garage slabs in numbers

The Town of Huntington's housing is mostly detached houses with a median year built of 1963, and about seven in ten households keep two or more vehicles, according to the Census Bureau's 2020-2024 American Community Survey. The survey estimates 62,121 one-unit detached houses among the Town's 73,982 housing units, or 84.0 percent (table B25024), and finds that 50.8 percent of the units were built from 1950 to 1969 (table B25034). Of the Town's 71,542 households, 51,038, or 71.3 percent, have two or more vehicles available, and 29.3 percent have three or more (table B25044). These tables count houses and vehicles, not garages.

The surface of an old slab does not show whether a vapor retarder, the polyethylene sheet laid under a slab, is there. New York's Department of State code-training handbook (version 8/10/2026) summarizes Section R506.3.3 of the 2025 Residential Code of New York State as "6 mil poly or approved alternate"; the International Code Council's 2018 International Residential Code, the model from which the State's 2020 code was derived, lets the vapor retarder be left out in "Garages, utility buildings and other unheated accessory structures". That is the model code's wording, not New York's; it is why we test for moisture first.

The choices on this floor: topcoat, flake or solid color

Three builds share the same ground slab and the same two-part epoxy base and differ in what goes over it. The moisture reading, the temperature, the sun the floor sees and how soon you need the garage back decide between them.

Flake with a polyaspartic topcoat

An epoxy base coat, a full broadcast and a clear polyaspartic coat as the wearing surface. Citadel, a Rust-Oleum brand, states that polyaspartic "is applied as a top coat over epoxy or polyurea bases to deliver rapid curing, UV stability, and enhanced chemical resistance"; its comparison table gives full return to service as 36 to 48 hours for epoxy against 24 hours for its polyaspartic coat, both marked "Ambient Dependent". Flake with epoxy and urethane coats

The same broadcast under an epoxy grout coat and a urethane seal coat, the build in Sherwin-Williams' Resuflor Deco Flake SB instructions. The grout coat alone is 16 mils; the instructions allow light traffic after 24 hours at 75 degrees F and 50% relative humidity and state "Full coating properties take 14 days to develop". Citadel's table marks a polyurethane top coat "Yes" for UV resistance as well. It suits a garage with no deadline, where thickness counts most.

Solid color, no flake

Pigmented epoxy coats with no broadcast. Sherwin-Williams' technical article on floor systems states that "coatings do not hide imperfections in the substrate". Flake adds two things: Torginol's data sheet states that "FLAKE texture provides anti-slip qualities", and Laticrete's Blended Chip data sheet lists among the chip's advantages that it may be used to help hide small substrate imperfections. It suits a workshop bay or a new, flat slab.

Sherwin-Williams' limited product warranty for its flake system covers defects in the material for one year from delivery and excludes "improper application including improper surface preparation" and "conditions related to the substrate". Our quote states in writing what is and is not covered.

What are the downsides of having an epoxy garage floor?

The downsides the makers name are color change, a slow cure in the cold, dependence on the slab and its moisture, and tire marks. The ArmorSeal 1000 HS data sheet states "Epoxy coatings may darken or yellow following application and curing" and gives 4 to 5 days before heavy traffic at 50 degrees F. Sherwin-Williams' technical article on blistering states that blistering "may result from residual moisture vapor transmission" through the slab. Are epoxy floors easy to clean?

The makers' care routine is short: sweep first, wash with a neutral cleaner and soft tools, and clean up spills at once. Laticrete's Spartacote Flex Pure data sheet (DS-86.6-0126) gives the reason: the coating is nonporous, "causing dirt and contaminants to remain on the surface", so it recommends "frequent and thorough cleaning utilizing a neutral pH cleaner". Sherwin-Williams' cleaning guide for its flake system states "Never use a mop to clean a floor that is greasy or oily". Tennant's June 2017 guide calls for soft nylon brushes, because stiff brushes or pads dull or scratch a coated surface.

How long before I can drive on a new epoxy garage floor?

HomeGuide's February 2026 survey gives 2 to 7 days, and a data sheet places a given epoxy inside that range by temperature: Westcoat's EC-36 specification sheet gives wheel traffic at 72 hours at 72 degrees F, and Sherwin-Williams' ArmorSeal 1000 HS data sheet gives 4 to 5 days before heavy traffic at 50 degrees F.
