Epoxy Flooring in Elwood, New York: Garages, Basements and Shops

Census estimates date most of Elwood's housing to 1950-1969, and the Town's plan notes shopping center and industrial districts near Jericho Turnpike. We test every slab first.

A two-car garage with a gray and white epoxy flake floor, both overhead doors open to a driveway edged with clipped hedges and oak trees, gray cabinets and an oak workbench along one wall

Most of Elwood's housing went up in the two decades in which, by the Town's 2008 comprehensive plan update, Huntington's population more than quadrupled. Census Bureau estimates from the 2020-2024 American Community Survey date 71.2 percent of Elwood's 3,985 housing units to 1950 through 1969, a higher share than anywhere else on our service list, and put the median year built at 1964. Elwood is a census designated place, a unit drawn for statistics, and the survey dates houses, not slabs. From above, a slab that old cannot show whether a vapor retarder lies under it, so we test every Elwood floor before we price it.

Elwood has a commercial side as well. The same plan describes the whole Jericho Turnpike corridor, not only Elwood's stretch, as car dealers new and used, big boxes, strip malls, former shopping malls and single-story retail, and it notes, near the turnpike's crossing with Larkfield Road, both a C-5 (Planned Shopping Center) zone and industrial zoning. The Census geocoder puts addresses there, on both roads, inside Elwood, though their mail goes to East Northport. A job here can be a two-car garage on a side street or a store or industrial floor near Larkfield Road.

Send us the size of your Elwood garage, basement or Jericho Turnpike shop floor and what is on the slab today; we test it, then put the quote in writing.

Elwood's permit office, landmark list and flash flood record

Elwood is not an incorporated village, so building permits here are issued at Town Hall by the Town's own Building & Housing Division (Engineering Services), whatever place name the mail carries. Huntington's 311 page on projects that need permits (updated 8/9/2022) lists finished basements and garages among house projects and interior alterations among commercial ones, and in guidelines the Division revised on 9/1/2021, slabs share the no-permit list with driveways and hot tubs. Neither document mentions floor coatings, so before a job in a finished basement or a store, we ask the Division.

The Town's guide to historic preservation (rev. 03/18) lists no historic district in Elwood, but the Census geocoder places six of the guide's individually designated landmarks here, three on Elwood Road: the Old Tavern, the Old Post Office and the Old Methodist Church. The name predates most of Elwood's houses: the Town Historian writes that a post office called Elwood opened on June 7, 1870, in the area north of Jericho Turnpike then known as North or Upper Dix Hills, and closed on October 31, 1902.

In the County's hazard plans, Elwood's flood history is rain on roads. Chapter 11, Flood, of Suffolk County's draft 2026 hazard plan records that the flash flood of August 23, 2022 closed an Elwood intersection near Deer Park Avenue and Jericho Turnpike. The draft's Town annex counts Jericho Turnpike among corridors more and more exposed to flash flooding, pointing to aging drainage and undersized culverts, without naming a stretch, and its list of flood-prone areas leaves Elwood out. FEMA's flood hazard layer returns Zone X, minimal flood hazard, at the high school on Elwood Road and at the Elwood Library; two points do not speak for every lot.

Epoxy flake floors for Elwood's postwar garage slabs

The 1960s built more of Elwood's housing than any other decade, 1,624 units in the Census Bureau's 2020-2024 estimates (table B25034), with the 1950s next at 1,213. That table counts housing units, not garages. Stonhard, which manufactures resin floors, ties the risk of a missing moisture barrier to slabs over 25 years old, and garages from Elwood's building years are far past that mark, so each gets a moisture reading, by the test its coating's data sheet names, before we grind it to that sheet's profile.

If the slab passes, the build is a two-part epoxy base, vinyl flake thrown into the wet base until it is covered, and a clear topcoat. The wait matters: by the same Census survey, 34.2 percent of Elwood households have three or more vehicles (table B25044), and Sherwin-Williams' ArmorSeal 1000 HS epoxy, in a room at 50 degrees F, needs 4 to 5 days before heavy traffic. The quote names each product and the day the cars return; national ranges are in our cost guide.

Sand, salt and warm tires: choosing a coating for an Elwood garage

Winter grit rides into Elwood garages on the tires. In the County's draft 2026 hazard plan, the Town's chapter says roads were pretreated and sanded during the December 2022 storm, and under the Town's stormwater management plan, the spring street sweeping that removes winter sand and salt begins near the north shore; our sources give no date for Elwood's streets. For the slab under that grit, Rust-Oleum's own comparison credits an epoxy coating with more protection than garage floor paint.

Warm tires narrow the field. Euclid Chemical's bulletin CP-22 says lightly crosslinked acrylic cure-and-seal products take most of the tire discoloration, and Sherwin-Williams does not recommend its acrylic Tread-Plex where hot tire pickup occurs. Between two-part systems the calendar often decides: Citadel's comparison table rates its polyaspartic coat ready for full service in 24 hours and epoxy in 36 to 48. A penetrating sealer leaves the slab bare and breathing, though Prosoco's sheet says water can still get into cracks, defects and open joints.

Coating, tiles or a mat: garage flooring for Elwood owners who stay put

Ownership tilts Elwood garages toward a coating. The Census Bureau's 2020-2024 estimates put owner-occupied homes at 94.8 percent of Elwood's occupied units (table B25003) and one-unit detached houses at 89.2 percent of all units (table B25024). A resin coating adheres to the concrete and stays put when the house changes hands, which suits an owner who plans to stay, provided the slab passes its moisture test. Tiles lift out and leave with the owner, as Swisstrax says of its own, and a roll-out mat lies loose.

Tiles still make sense in Elwood over a slab that fails that test, or in a garage needed back the same afternoon, since RaceDeck puts a full garage at 2 to 4 hours to install. Winter shows the trade-off: RaceDeck says its seams are not watertight, so in a thaw some water gets down to the slab, while a coating holds the slush on top until it is washed off. We install coatings, not tiles or mats, and we say when tiles would serve better.

Installing epoxy in Elwood: outwash soils, a dome test, then the grinder

USGS Water-Supply Paper 1669-D (1964), on the Huntington-Smithtown area's hydrogeology, describes a pitted outwash plain of sand and gravel between the Harbor Hill and Ronkonkoma moraines, without naming Elwood. USDA's soil survey lists outwash plains as the landform at two Elwood school sites: well-drained Haven loam on 0 to 2 percent slopes at the high school, and at Harley Avenue Primary graded Riverhead and Haven soils, sloping 0 to 8 percent, where moraines are listed too. Drainage outside does not settle a slab's moisture; University of Minnesota Extension notes that vapor moves from wetter ground through concrete floors.

So an Elwood installation begins days before the first coat. Under ASTM F1869, calcium chloride sits beneath a sealed dome for 60 to 72 hours (KTA-Tator), and that reading decides whether a moisture-mitigating primer goes down first. Our walk-behind grinders then run with dust collection, one of the two controls in Table 1 of the federal silica rule, 29 CFR 1926.1153; we fill cracks and lay each coat at the interval its data sheet prints.

Polyaspartic in Elwood: cold garages and Jericho Turnpike floors

Two kinds of Elwood floor make the case for polyaspartic. One is a garage in midwinter. NOAA's 1991-2020 normals give Centerport, a station within the Town, just 4.5 January days whose high reaches 50 degrees F, the minimum Sherwin-Williams sets for ArmorSeal 1000 HS and Sika for Sikafloor-264, while Citadel allows its RG-80X polyaspartic topcoat at 30 degrees F and its Polyurea-350 base at 0 degrees F, warning that cold slows both. The other is a store near Jericho Turnpike that cannot close for a week; Citadel calls polyaspartic topcoats preferred in retail spaces and showrooms as well as residential garages.

Speed brings its own limits. Laticrete prints a working time of just 10 to 15 minutes for Spartacote Flex Pure once mixed; its Flex SB sheet bars slabs above 75 percent in-slab humidity under ASTM F2170; and Laticrete's own FAQs say polyaspartics will not breathe. A cure counted in hours is no answer to a damp slab: an over-limit reading puts a moisture-mitigating primer under the system, and the Flex Pure sheet still waits 24 hours, at 70 degrees F, before vehicles.

Elwood basements: well-drained loam outside, vapor inside the slab

Below grade, the County's FEMA-approved plan of 2020 rates the shallow groundwater hazard Low for the Town as a whole, the loam mapped at the high school is well drained, and we have found no published water table depth for Elwood. None of that dries a slab. Stonhard puts the soil beneath concrete at 100 percent relative humidity nearly all the time, and lists blistering, bubbling and delamination among what moisture vapor can cause. So an Elwood basement floor is tested before we propose anything.

Over a slab that reads high but takes in no liquid water, a moisture-mitigating primer goes first, priced on its own line. Sherwin-Williams' Resuprime MVB sheet rates its 12-mil version to 85 percent under ASTM F2170 and its 17-mil version to 100 percent, but rules it out under hydraulic pressure and requires a functioning vapor barrier, which a slab from Elwood's building years may lack. Where water comes in after rain, University of Minnesota Extension starts outside, with gutters, downspouts and grading, and no coating stands in for that.

Metallic epoxy on an Elwood slab: every patch shows, so prep comes first

A metallic floor is a clear resin over a pigmented base with no flake to hide behind, so an old slab's history comes through. Westcoat's specification warns that rough concrete, epoxy patches and the tracks of a shot blaster may show through Liquid Dazzle, and it limits the system to interiors. On an Elwood slab as old as its house, crack repair and grinding come first, with a resurfacer where the surface is too scarred for clear resin; Sherwin-Williams warns that substrate flaws left uncorrected can reflect through.

Westcoat names showrooms, salons and residential floors among the system's uses, so in Elwood the floor could be a showroom near Jericho Turnpike or a finished room at home. Sunlight is one limit, since Stonhard warns that it fades and discolors floors; a bright room takes the UV light-stable satin urethane Sherwin-Williams puts over its metallic, which is also less slippery than an epoxy finish. The pattern forms while the resin cures, so no two floors, and no sample, match exactly; see our pros and cons guide.

Business floors in Elwood along Jericho Turnpike and Larkfield Road

The Town's 2008 plan proposes a major commercial and mixed-use center at Jericho Turnpike and Larkfield Road, and a Town goals report from 2006 would designate the Elwood/Deer Park intersection on the turnpike as one of its minor commercial nodes; our sources do not say whether either was built. By the Census geocoder, Larkfield Road passes from East Northport into Elwood as it runs south, so a business there may sit in Elwood whatever its mailing address says.

Along the corridor, a dealer's service bay suits a quartz or flake broadcast; aisles in an industrial building want a slurry or troweled mortar, and OSHA's 29 CFR 1910.176(a) requires permanent aisles to be marked; a restaurant kitchen's food preparation floor must be smooth, durable and non-absorbent under New York's 10 NYCRR 14-1.170, the duty urethane cement is made for. Our grinders run only on weekdays between 7 a.m. and 6 p.m., the window in Town Code section 141-4, unless the Town grants a Saturday permit.

Polished concrete in Elwood: when an old slab can be the finished floor

Polishing asks more of the concrete than coating does, since the slab becomes the surface. The industry specification, ACI 310.1-20, wants the top of the slab harder than 4 on the Mohs scale, by the Concrete Polishing Council's quotation of it, and the Council's chart grades the finish in four gloss levels, read before any guard is applied. In Elwood that points to a sound store floor near Jericho Turnpike with its carpet or tile coming up, or a dry basement slab that nothing has soaked into.

A garage is seldom the right candidate. Oil soaks into bare concrete and resists removal, Sherwin-Williams notes, and winter salt keeps arriving on the tires, so most Elwood garages are better served by a coating. Where a polish does fit, our written quote pins down both the Council's gloss level and its aggregate class. High gloss need not mean a low friction reading: the Council's 2017 position statement reports wet results above 0.42 even at very high gloss.

Resurfacing a scaled or dusting Elwood slab before it is coated

Freeze and thaw work hardest at the garage door. Centerport's NOAA normals for 1991-2020 count 88.1 freezing nights in an average year, and NRMCA's CIP 2 lists excessive de-icing chemicals among the causes of scaling, the flaking of finished concrete. An Elwood apron that has scaled, or an old slab that dusts under a broom, a defect NRMCA's CIP 1 traces to how the concrete was finished and cured, is a candidate for resurfacing before any coating. Euclid Chemical's fiber-reinforced Euco Re-Cover lists garage floors among its primary uses and builds from a featheredge to 3/8 inch.

Not every product suits an unheated Elwood garage: CTS Cement's data sheet advises against its Rapid Set TRU topping where it would meet freezing temperatures or de-icing salts. The same Euco Re-Cover sheet requires the joints to be carried back up through the new layer, and by Wolverine Coatings' bulletin, a slab that crumbles, rocks, heaves or sinks is unlikely to take a coating without repair. Our Huntington floor coating data page lists the freezing nights month by month.

Questions

Elwood questions: mailing addresses, flash flooding and landmarks

My Elwood house has an East Northport, Greenlawn or Huntington mailing address. Who issues permits?

The Town of Huntington's Building & Housing Division: a mailing name does not move a property. The Census geocoder puts the Elwood Library (mailed to East Northport), Boyd Intermediate on Cuba Hill Road (mailed to Huntington) and the Elwood school district office (mailed to Greenlawn) inside Elwood, and the Highway Department's Elwood Yard falls in the Dix Hills census place. None of those mailing names is an incorporated village; within the Town, building permits come from a village office only in Lloyd Harbor, Huntington Bay, Northport and Asharoken.

Does the August 2022 flash flood near Jericho Turnpike and Deer Park Avenue matter for an Elwood floor?

It is a reason to ask where water goes on your lot, not a verdict on your slab. The County's draft plan records flooding that closed an Elwood intersection near Jericho Turnpike and Deer Park Avenue on August 23, 2022, and the draft's Town annex, naming Jericho Turnpike among vulnerable corridors, reports that recent storms have collapsed road shoulders, opened sinkholes and flooded roadways; both entries concern roads. A floor coating is not waterproofing, as Rust-Oleum's technical data ESH-08 says of its own basement kit. If rain has reached your garage or basement, tell us: drainage comes first.

Does landmark status matter for coating a floor inside one of Elwood's designated buildings?

Not for the floor itself. The Town's guide stops preservation review at the outside of a designated building: the Commission looks at exterior structural changes, and a permit for interior alterations does not go before it. Changing the outside of the Old Tavern, the Old Post Office, the Old Methodist Church or Elwood's other three landmarks is different: that needs a certificate of approval first, a review the guide says can add three months or more to a permit application. Indoors, the question is the slab, which we test as we would anywhere in Elwood.
